Although we are just minutes from Hwy 121 and within easy driving distance of Bonham, McKinney, Sherman and Greenville, Sunset Meadows feels tucked away from the noise and stress of city life. Wide open skies, lower-density lots, walking paths and a growing sense of community make this a place where you can slow down and truly feel at home.
Sunset Meadows is a new community designed for people who want more than just a place to live. Approved Home Types
Sunset Meadows welcomes a variety of well-maintained tiny and small-home styles, including:

Homes must meet applicable NOAH, RVIA, HUD and/or IRC Appendix Q standards, or otherwise be approved by management. All homes must be clean, well-maintained and owner-occupied.
No rentals, subleasing or short-term leasing permitted.

We understand that moving a tiny home can feel overwhelming, especially when coordinating transportation, utilities and placement. Our goal is to make the process as smooth and straightforward as possible.
Step 1
Submit Your Application
Begin by completing the homeowner application and submitting the application fee.
- $40 application fee per adult
- Annual lease community
- Background and general screening process may apply
Step 2
Home Review & Approval
Management will review your tiny home, RV, container home or approved structure through photos, documentation or an in-person review.
We simply want to ensure homes are safe, clean and a good fit for the community.
Step 3
Lot Preparation
Once approved, we begin preparing your lot for move-in.
- Utility connection points are prepared
- Gravel pad installation included
- Walkways and additional improvements can be added
- Optional upgrades such as patios, decks and fencing may be added at homeowner expense upon approval
One-Time Lot Preparation Fees:
Standard Lots — $2,000
Off-Grid Lots — $1,000
Step 4
Move Your Home In
Once your lot is ready, you can coordinate transportation and placement of your home onto the property.
If needed, we can often recommend transport companies familiar with tiny homes and container homes.
Step 5
Connect & Settle In
After placement, homeowners complete final utility hookups and begin settling into the community.
